Spray Foam Insulation

Insta-Insulation is a major applicator of polyurethane spray-in-place foam insulation systems. We use WALLTITE ECO™ as our spray in place foam insulation. WALLTITE ECO™ exceeds the requirements of the National Building Code of Canada.

In fact, WALLTITE air barrier systems are the only products available on the market today that have successfully met the polyurethane durability test of appendix D of the "Canadian Construction Materials Centre (CCMC) Technical Guide for Air Barrier Systems for Exterior Walls of Low-Rise Buildings." WALLTITE systems also conform to CAN/ULC-S705.1 (including amendments 1 and 2).

CCMC is the Canadian Construction Material Centre and is part of the National Research Council (NRC).

Since WALLTITE ECO™ is sprayed-in-place it provides greater build ability of all exterior envelopes. Is spray foam insulation the right product for my application?

Spray foam insulation can be used anywhere in your home or building.  While spray foam may cost more up front, it pays for itself through increased energy savings, air quality improvements, noise reduction and overall increased strength of building components.  Spray Foam is the best insulation material to control both air leakage and moisture thus stopping mold growth.

How much does spray foam cost?

Insulating foams vary in price depending on many factors including:

  • Area to Spray
  • Desired R-Value or Thickness
  • Amount of Masking or Cover Up
  • Tolerances (how much shaving and clean up)
  • Degree of Difficulty

Is spray foam insulation a vapour barrier?

A vapour barrier or retarder is what controls the flow of moisture in your wall or ceiling assembly.  In most cases the spray foam is your vapour barrier.  In all fiberglass batt applications, however, the vapour barrier used is ‘6 mil poly’. 

The problem with tradition poly is that it’s on the wrong side in the summer.  Moisture drive comes from the warm side, inside in the winter and outside in the summer.  When you do not control the flow of moisture from the outside, the moisture typically condenses on the backside of the internal vapour barrier - this can lead to mould and rot. Because polyurethane foam is its own vapour barrier and controls air leakage better than any other insulation product, you will not have any issues with mold or rotting wood from an inadequate vapour barrier.

Do I need to cover the foam with 6 mil poly?

BASF Walltite Eco sprayed or medium density spray foam meets the standard (60 ng) moisture requirement set forth by the OBC (Ontario Building Code).  Along with special caulking details most municipalities and cities allow this product to be installed without an independent sheet vapour retarder.  The building official having jurisdiction always makes the last call on this. Are there any Fire Protection requirements when using polyurethane foam?

Yes all spray foam and plastic insulations like styrofoam/polystyrene and other foam boards need to be protected with a thermal barrier.  This can be a sprayed on type like Monokote Z3306 or AD Type 7 TB TB. Drywall and cement board are also thermal barriers.

Can I make my house too tight?

Building scientists and engineers advise to build a tight home so that the occupants can control the indoor air quality and are not influenced by outdoor pollution and allergens.  Mechanical and ventilation equipment are a much better way to ensure the best indoor air quality is achieved.  Using traditional fiberglass batt insulation is antiquated and only filters the dust coming through the walls; they also can put potentially harmful fibers in the air of your home.

What is a thermal barrier?

A thermal barrier is a protective coating that will give sprayed in place polyurethane foam or any foam plastic insulation a layer of protection from fire or ignition.  Typically a 10-15 minute rating is required by code, the standard is found under Can ULC S124

Is there a Soy based Foam?

No there is not a Soy based foam on the market today.

Many manufacturers and spray foam contractors will lead you to believe that certain spray foam insulations are primarily made with soy from soya beans.  

This is not the case what so ever!

What manufacturers and contractors are doing is called green washing; they are taking a product that is green because of how it performs and make it seem greener from what it is made of.  

There are products that do contain soya but only contain enough soy so they can claim this.

All readily available spray foam insulation contain 50% MDI (isocyanate), this is why roofing insulation (also a polyureathane foam) is commonly known as ‘iso board’.  Spray foam is a fantastic green product that will reduce heating cost of a traditionally built home by up to 50% whether it contains 0.01% soy, or no soy at all.

Consumers should question the creditability of contractors that claim they sell soy based insulation.
